PLATTING, GENERALLY Platting is essentially a formal contract between a developer and the City, describing for public record the locations of lots, easements, rights-of-way, and public improvements. A legal lot is a lot which has been platted. A legal lot can be described as a lot out of a particular subdivision (for example: Lots 8,9,10, Block 5, Bowie City Subdivision). An acreage tract, a portion of an acreage tract, or a portion of a lot are not considered legal lots for the purpose of development in the city limits. If your property cannot be described as a legal lot, you must plat or re-plat before you can receive your building permit. The following lists the different platting cases. Public improvements means main extensions, lift stations, streets, and drainage facilities. The CODE ADMINISTRATION recommends scheduling a preliminary conference to determine to what extent, if any, public improvements will likely be required.
